The Blue Room

Unwind in the romantic Blue Room, and wake up to a partial ocean view from the the comfortable queen-size bed.
The room is decorated with designer fabrics and has an oriental rug over a polished hardwood floor.

The Quilt Room
The Quilt Room will remind you of by-gone days spent in a summer cottage. Notice the ocean views through the two windows.
Each of the two beds, one queen and one twin, is covered with handmade quilts.
The updated private bathroom, with a tub shower, is just outside the bedroom door. Spa robes are supplied.

The Green Room
Last minute vacancy: July 30
The charming Green Room has been upgraded with a headboard upholstered in green velvet and brass nailheads. We discovered that tall guests are uncomfortable with footboards (and we do aim to please). So, out went the brass bed pictured here. The queen-size
bed is covered with a Williamsburg print.
The antique cherry secretary desk holds books and other items retrieved during the excavation of the barn
The walls are papered with green toile, and oriental rugs are laid over polished hardwood floors. The lovely in-room bathroom has beautiful vintage style sink which contrast pleasantly with the large neo-angle glass shower.

The Sitting Room
Guests are welcome to use this extra sitting room on the guestroom level for snacks and relaxation.
Not visible in the photo above are a sofa and a book-case, holding a variety of books, DVDs, board games and puzzles.
The sitting room is also equipped with complimentary wireless broadband, a computer, printer, fax machine, and toll-free telephone service.
In the hallway, there's another guest refrigerator and an iron & board.

The Dining Room
When the weather permits, most guests take their breakfast on the large deck overlooking picturesque Lanes Cove. Otherwise, they enjoy the formal, but warm and inviting dining room.

The Living Room
The Living Room offers fabulous views of the cove, access to the large deck, a gas fireplace, a Bose CD player, overhead fans and of course, air conditioned comfort.

2010 Nightly Rates
Lanes Cove House welcomes guests
April through December, but we welcome
calls and emails all year.
Single night stays are available on a "last-minute" basis only. Please call 978 - 282 - 4647 or e-mail
A three-night minimum stay may be required
on some holiday weekends.
The nightly rate for one or two guests is:
Blue Room - $120
Quilt Room - $110
Green Room - $110
For a third person in a room add $40 a night.
Any child must be at least 12 years old.
The maximum occupancy of the
entire guest area is eight guests. The eigth
person will use a twin air mattress or a cot.
 Gift Certificates
Gift certificates are available in any amount and will be customized to suit your wishes.

Breakfast for B&B guests only
A generous continental breakfast is provided, with premium coffees and teas, a selection of fruit juices, fresh fruit, toasting breads, English muffins, hot and cold cereals, including my own granola, yogurt, and my own freshly baked scones.
If you prefer to go out for breakfast
The entire guest floor may be rented at an adjusted price for a stay without breakfast, but it must be arranged in advance by phone or email, and it must include all
three guest rooms.
Additional Guestroom Features
Each of the three guestrooms is tastefully furnished and decorated, with polished hardwood floors and oriental rugs, and each has a private bathroom.
My indispensable helpers and I take pride in the condition and cleanliness of the house.We triple sheet the beds, and we offer a variety of pillows and extra blankets. All the rooms are equipped with air conditioning, ceiling fans, cable LCD television, DVD players, wireless broadband internet service and radio alarm clocks.
All the bathrooms are equipped with ample plush towels, safety grab bars, a hair dryer, spa robes and a large selection of fine amenities.

Policies
Smokers & Pets
For the comfort and convenience of most of
our guests, Lanes Cove House cannot
accommodate smokers or pets.
Accessibility
Unfortunately, there are no handicapped accessible rooms in the B&B. All the guest bedrooms are on the second floor, and the stairs are a little steeper than those found in newer homes. However, the Lanes Cove Apartment, although not fully compliant, is on one level with just one step in the entryway.
Children
Children 12 and older are welcome in the B&B. Younger
children are also welcome if the family reserves the entire guest area.
Deposits
A deposit of 50% of the entire cost is required at booking, with the balance due at check-in. Payment may be made with most credit cards, cash, travelers checks, or money orders. Personal checks are acceptable for the deposit only, if received at least 28 days before the scheduled stay.
Cancellations
Refunds, less a $25 administration fee, will be issued for cancellations made with at least a 14 day notice. After that, the deposit is non-refundable unless your unit is totally or partially rebooked. In that case, a full or partial refund will be issued, less the $25 fee.
Shortened Stays
Guests who shorten a stay by arriving late or leaving early are still responsible for the entire reserved period.
Check-in & Check-out Times
Check-in times are from 3:00-6:00 or, with advance notice, 6:00-9:00 pm. Earlier check-ins cannot be accommodated. Please call if your arrival will be later than expected.
Check out before 11:00 AM.
Parking
Off-street parking is provided at the rear of the house, one space per guestroom. The area on the street level is to be used for unloading and loading luggage.
Please do not park on the street.
